: We begin with the fundamentals of paper: What
mortgages are, types of mortgages, mortgage positions,
conforming and non-conforming paper. The advantages and

In this session we begin a case study of an actual real
estate purchase from and investor's point of view. These
same principals can be used to purchase your first home,

In this section, we explain the financial equation
that must be used to analyze any note or cash flow paper.
You will learn how to convert any financial transaction
into a simple and easy to use financial equation and how
to convert the equation into a easy to use financial
chart. |

4: How To The Financial Calculator
In
this session you will review the financial keys on the
financial calculator: What they mean and how to use them
when doing calculations. This training can be applied to
all your financial purchase from appliances to
automobiles. Valuable training. |

5: Why Notes Discount
In this session you will learn why real estate notes
always discount for cash and the one market where they
never discount. |

6: How To Determine The Value Of A Note! Discounting as

7: Exam 1
In this section,
you will complete you first exam to determine you
comprehension of the material covered so far. This exam is
required and is used as a training tool to identify your
strengths and weaknesses. A passing score of 80% is
required before you can proceed to the next step. |

8: Schedule You Initial Consultation
During this step,
you will schedule you first consultation with you coach.
Together, you will review you test and identify and
clarify any questions you may have. Your coach my assign
additional exercises for you to complete if he feels it
needed. |

9: How To Locate All The Notes You Want
Every realtor has
access to a gold mine of paper in their MLS books, but
most don't know how to get it!
You will know! We will give you the sources we use and the
ones we won't use and tell you why! You'll learn the art
and techniques for locating targeted quality leads. These
are not notes posted on the web through Free submission
sites by brokers. We'll show you one of the Free
Source we use before we purchase any leads. You'll learn
how to get targeted paper before it ever hits the
public market eliminating competition and increasing
profitability almost immediately. Learn why you

Your final exam will consist of 4 steps. You will be
required to (1)
analyze the note for accuracy, get (2)
at
least 2 bids for the note from your Buyer's Directory,
make a formal (3)
offer to purchase the note and a (4)
formal
offer to sell
the note. Each section is worth 25 points. Passing
score is 100% |

Step
14: How To Structure A Double Closing.
Here we review the documents and the key strategy for
conducting a double closing. The focus is for you to
purchase and re-sell your notes for true profits rather
that giving then to someone for a referral fee. |

Step
15: Final Exam Review
During this step,
you will schedule you final exam review with you coach. If
you ed additional training is needed, your coach will
provide it. If not, you will b eligible for the bonus
below. |
